When you walk into a phone call, meeting etc. with this in mind it sorta makes the large issue silly, I often start meetings this way...to pull everyone out of the legal/expert arena and into....oh we are actually all trying to survive and syndicate a solution together.  

@Harry Gamble I think it's desirable because it's a duplex lot, but the 9 sides parcel that sits back from the road is a very, very odd lot.

Every dollar not earned directly effects your bottom line and you ability to survive.

When underwriting a potential single family investment in Harris County, should I assume the purchase price will be the assessed value subject to tie applicable tax rate?

In my humble opinion, always start with positive cash flow, it allows you to wait out and survive many of the nastier market shifts lurking out there.

My office moved 17 properties - all wholesale - in March in the south Harris / Galveston County area.  

There is no automatic transfer of 100% to the surviving spouse-There is a will and she as the surviving spouse owns 100%. 

Make sure you check out your contractor thoroughly, a bad parging job will not survive it's first winter.
