Create another LLC with your all your partners and spell out how much ownership each individual has.

You should also read the leases the owner supplied you as this should be spelled out in the lease.  

Unless you have some sort of partnership agreement spelling out all the various contingencies, just sharing ownership immediately bestows upon the partner instant equity.

It doesn't have to be equal but needs to be spelled out before the purchase.

The lease contract stipulates that the tenant must carry insurance limits which are spelled out clearly.  

The bylaws and Association documents of the condo will spell out what parts of the building are the responsibility of the association and what are the unit owners responsibility. 

For example spell out what will happen if one person does not keep common areas clean, I would say that its up to the tenants to work it out amongst themselves.Also who will buy soap, toilet paper ext..

So can OPM be held in a fund or bank account that would be under the LLC/partnership, then the promissory note would spell out the terms of repayment to the investors in the LLC/partnership?
