Syndication and Funds

I'm currently evaluating different syndicators and funds that are in the single family and multi family space. I was hope you guys could reccomend some that have worked for you. Additionaly, please me and other know if there are some you've been burned by.

You might look at Brad Sumrock's group and Lifestyles Unlimited.   These would be for apt deals.   Not an endorsement and I have not invested with either, but they mostly seem to be on the right track to me.  Most of the deals I've seen require $50,000-$100,000 and you must be an accredited investor.

I would be very very careful investing with many syndicators.  I see a lot of people who now pitch themselves as syndicators who I would not lend $100 to, much less invest $50,000 with.  My roofer has pitched me, I see a local realtor who never really sold much pitching deals now, doesn't even own her own home, and even had the bellman at a hotel pitch me, so lots of people who probably know less than we do about syndication, managing apartments, improving performance, etc are pitching deals.
