I've been a financial planner for 17+ years and one of the main umbrella theories I've learned is that often times, the simpler things are the better they are. 

So i think it was just one of those instances that just happens every here and there. or, in my opinion, there potentially was a lack of communication with the wholesaler/title and the bank. 

We don't do "holding fees" as tenants don't understand that and we had one threaten to sue.

You have one STR, and you want someone to bring all of the money for your second?

When I did my research for buying my properties in Costa Rica, I had one of the big STR management companies like Evolve analyze my potential profits and I used that info to raise money through bringing on partners to buy the properties. 

I made the mistake of letting someone get in one of my first units that was a bit off the 3 times, they were great tenants very kind and enjoyed their stay and experience with me, but could not afford it when I increased the rent on them, which is something you will have to do because of rising insurance/tax costs.5.)

I will add my anecdotes: flipping has been good to me and my family, but we do it one the side, when we find a good deal. 

Right now, she's only receiving 3k of income per our conversation because theirs only 3 units rented and seller lives in one as her primary home, along with these 10 units there's 3 commercial space and 2 are empty.
