Whoever suggested "Seattle" to you needs some schooling.

I’m 18 fresh out of high school, I’m trying to start a real estate investing company and I need a lot of guidance, any help is greatly appreciated.

People not on BP, poor people with low tech or low qualification jobs, it will be a very bad time from both inflation above and job/benefits/school stresses from illegal immigrants from below. 

A friend suggested setting the high school rating above 7 in the Redfin search engine, along with other filters, for my house search.

I'll be 55 this and our last one graduates high school and will go off to college this year. 

If you're looking for a more permanent home later, consider areas that are not just tourist-oriented but have good schools and community resources, which can be more appealing for long-term living.

My offers are getting beat by folks who have some magically optimistic pro form apparently and it's not worth jumping in for sub par returns and tenant headaches (or PM headaches).

I am really motivated now for one as a teacher its getting worse every year and I spent 3 days in hospital and 6 weeks out of school because I was breaking a high school fight.

My rent is what 1 bedroom apartments are charging since it's in a nice suburb with great schools.  

Evaluate historical and current vacancy rates, aiming for decreasing trends.Demographics: For younger populations, focus on proximity to parks and schools.
