I had lengthy interviews with the investigator and you simply cant advertise property you don't own.. or do deals for the expectation of compensation in our state.. so you cant make these blanket statements.. at least to these beginners on BP.. who you know the definition of wholesaling 99% of the time is to simply make assignment fee's IE commissions..   

Did you formally interview your agent, if so what questions did you ask?

Next, interview as many property managers in town as you can.

The guy who was interviewed did exactly what you are talking about...bought a couple of single family homes and rented out the rooms which helped him to be able to continue buying more rentals.

I think the Podcasts are a great way to learn, take note that many of the investors that are interviewed every week recommend a lot of the same things.

Or do we need to fly up there and get a hotel and have to supervise this in person as far as interviewing contractors, etc.?  

Other advantages of doing this --  vet your local contractors  for future repair work -  interview / pick PM  while still an area .
