Looking to purchase another multi-bedroom home

Currently residing in a 4 potentially 5 bedroom (needs finished) home near multiple colleges in my area. I want to start renting it out to create some more income, and am currently looking for an additional home in the area to do the same thing. Fix up minor imperfections and rent to multiple students. I fear the financial stress will be great without having anymore additional income than my 8-5 job. The market is hot now, I could walk away with 20k if I sell my current home as is. Not sure if the long game will be better if I hold onto this first home, I’ve currently been living in it 2 years. The goal has always been to rent, just need direction and guidance on what would be the best move. Thank you
