They would have to do discovery on all assets that the llc is a beneficiary of currently or every has been.  

This eventually led me to the discovery of real estate investing.

So this discovery has led me to think, the only way to access that equity is to sell and take the proceeds and invest it in a true "investment deal" where I can truly HH. 

There are things an owner or a contractor couldn't possibly see lurking behind walls, in the ceiling, under the ground until they start tearing things apart.So is the being over the bid related to the scope of work shown on the bid or additional discovery items upon rehab?

I had the house inspected and all was good except for the discovery of standing water under the house and the beginning stages of mold on some, not all of the floor joists.  

This property is pretty far out of the way though and it wouldn't be the most surprising discovery to find the owner who was foreclosed on never left.

I keep hearing I need to look for deals that aren't on the MLS but I haven't been able to discovery an alternative method for finding deals. 

Real estate allowed me to start this journey on self discovery which I am truly grateful for. 

(Have to say that because they watch other attorneys)  As a Florida investor and buyer of notes, I will tell you that you need to run a title search on the property to discovery what liens exist.  

Something I did discover is that there is a huge amount of space that is not currently being utilized and that the rents are well below market.
