Purchasing land with possible squatters

Hi there,  I'm just getting started here and am looking at a relatively inexpensive property I plan to hold on to for some time.   It's a 40 acre parcel of vacant land in Northern California.  The property was sold in 2011, then foreclosed on and repurchased by the original owner at auction a little over a year ago.  I have visited the property and although I did not see anyone present, there was a small shack and signs of habitation.  I could not tell for certain whether these signs of activity were from before the foreclosure, or if it had been more recently occupied.  I asked the seller's agent if there were any current occupants. He said the seller had not been to the property and that they could not say one way or another if the land was currently occupied.  Given what I saw, I'm fairly confident there is no one currently on the property, say 85% sure.  This property is pretty far out of the way though and it wouldn't be the most surprising discovery to find the owner who was foreclosed on never left. I do plan on inspecting it more thoroughly before I close on it and if it's clear there is a current occupant I'll back out.

Considering the small risk that there is an occupant I don't discover and this occupant makes some sort of adverse possession claim, where do I stand if the title has recently been transferred to me?  Will title insurance protect me against any claims that a hypothetical squatter could make?  Will it be relatively straight forward to remove the squatter if they do not make an adverse possession claim?
