Hi my name is Landon Sheveland, I recently graduated college and have been wanting to invest in real estate for a while.

There is a difference in the hit someone's credit takes if they are behind in payments or they are in foreclosure so offering to buy the property before it goes into foreclosure does help the owner to some degree and it is not claiming to help them stay in the house.

My and my soon to be wife both graduated college at the same time and we make a combined $150k/year ($75k each) We are still living at home with our parents to save money, and we want to build wealth in real estate. 

I'm an engineer by degree so a methodological, data driven approach was important to me.  

Although I have plenty of carry-over depreciation for now, if I decide to slow down in the future, it will help offset my taxes to a significant degree.

I have too many expensive degrees and this is the one way I imagine that I can really contribute to the family's finances because of my expertise in finance, engineering, construction, etc. 

Someone waiting tables while finishing nursing degree, and had some credit issues, YES, gimmie them, I will happily deal with them, those who give a shat about there lives and are clawing way up.
