When you win the bid at an auction, do you then have to purchase the Tax Lien Certificate separately or is the amount for the Certificate already included in the bid?

So I'd want to see rent rolls and if possible, verify the rents with the tenants.DON'T FORGET to get estoppel certificates from the tenants before closing!

As the title company, we will require either the trust documents themselves, or a trust certificate... in order to identify the current Trustee(s), who may/must sign, and confirm that they are authorized to buy or sell, as the case may be.Further, as the buyer... you don't care who on the seller side receives Notices under the agreement.

At some point in the paperwork process you’ll have to report anything/everything the owner pays for and everything the tenant pays for (i.e. rent, utilities, trash, other, etc), and sign a Landlord Certification form that says (among other things) that you “understand that the tenant’s portion of the contract rent is determined by the Housing Authority and that it is illegal to charge any additional amounts which have not been specifically approved by the Housing Authority.”So you just have to report it up front.
