I would challenge that many, perhaps, most Canadians are not financially literate and, as a consequence, do not make the best financial decisions.The article also fails to differentiate between the Bank of Canada benchmark rate (the BoC does explain how they arrive at this rate) for a 5-yr, fixed rate mortgage and the interest rates posted by the various lenders.

This discussion, even if I'm wrong, is of good benefit for anyone looking at investments to realize all sides of analyzing a property and to rely on their own analysis for their goals.Since you are going through the effort of performing a discounted cash flow analysis out X-periods/years and are a long term buy& hold guy, why not ditch the affliction of CAP -  even the lure of trying to calculate a stabilized CAP over a vector of inputs -  and look at an internal rate of return {M}IRR or FMMR (pict your preference).My driving factor has always been cash on cash return much more so than CAP, however a CAP based on long term average NOI can provide a quick comparison/benchmark and indicator of cash on cash return.

I have a duplex in Washington Heights, and spent some time looking at postings for other units in my area for rent. this helped me to get a benchmark for pricing as well as helped me to see how long postings were listed. if for instance a posting was re-listed for 3 months, I looked a little closer to see if the unit was poorly priced, or if there just isn't demand for rentals in the area.

After lecturing them about how ridiculous that was, I dropped them on that same phone call.Something to note: A conventional mortgage will have a clause stating you cannot operate an STR with your property, and you cannot drop your original policy until you hit the 20-25% equity benchmark in your loan or amortization schedule.
