And @Natalie Kolodijs right about losing the significant benefit of the step up basis when you pass as long as the property is in your name.But,  I'll bet you could craft a strategy with your estate planner to combine a 1031 exchange, a lease to the kids, and aggressively annual gifting of equity interest as a way to get where you want to while keeping capital gains at bay.

I always hire a Land Planner to make sure that my project will meet the published guidelines of the P&Z, I always go door to door to those that are directly affected, introduce myself, tell them my plans and ask them if they have any concerns or questions.
