Listing agent while their dual agency disclosure says they are to represent both sides equally, its almost impossible to do when you know what both are offering or willing to accept.

It just advises you if they are working as a single agency, dual agent, transactional broker(limited services), etc.

If you don't know your end buyer, call a few of the larger title companies near you and ask if their office is familiar with the assignment of contracts and/or dual closings; if so, ask if you could speak with that closing agent and ask how they handle them.

If your funds are in a dual signatory account segregated from every other exchanger then the QI cannot move money without your signature and that protects you from them.
