I'm at the tail end of my new construction duplex project and considering financing options right now. 

The dog wags the tail.

Not sure being that highly leveraged, especially with country heading into a recession, high inflation and tail end of long term housing boom, if it would be prudent to be borrowing $ at 100% LTV or anything close. 

Sprinkle on a couple few years at the head and tail of each cycle to allow for defaulters to exit and cautious/smart money to slowly accumulate again. 

It'll be more like someone doing a "brake check" on a tail-gating driver.What will be terrible is if we get back to high or hyper inflation.  5% will look like good times. 

Our marketing system to reverse engineer into motivated sellers can sometimes yield more opportunities than we can actually manage for our own portfolio at one time and in those cases we do “whole-tail” or wholesale the property to a vetted, serious investor/investor group in our private network.

The thing is I worked my TAIL off to get where I am.

Coming in at the tail end is not where you will get good values unless you buy a major fixer.

I suggest trying to be the little guy who rides there coat tail, pay attention to what they are doing, where, how, and just play into the edges around that. 

The buyers got a VA loan so EVERYTHING had to be fixed, including $5000 to an engineer to fix a cracked truss tail, $25k to replace 2 boilers What made you interested in investing in this type of deal?
