If you haven't asked this question and your agent didn't bring it up, you need a new agent and also need to step back and not tackle this project until you know more about being a landlord.

The moment you apply for a mortgage, that fact is sold by our trusted credit reporting agencies (TransUnion, Equifax, and Experian) to the entire world, so they can start spamming you with junk (one of our lobbying groups, AIME, is trying to make it illegal unless you explicitly give consent to TU, EF, and EP).

I'm not sure what barriers are preventing you from getting a W2 job, but If getting one is what you are aiming to do, I would probably need to figure out how to tackle those barriers.
