We have had to "rescue" properties here in our local market that were in this situation and they take a while to unwind once things go sideways. 

Buyer being SUPER disappointed because the property was definitely destined to be an STR.1.) needed 1 hour fire separation between living units (required 3/4" special sheetrock) which required a tremendous renovation including displacing all the utility lines currently running through the ceiling.2.) needed ceiling height improvement to do #1 (not going to be possible)3.) needed a sidewalk around the side the house (for fire/rescue)4.) needed all utility shut-offs, and utility control accessses in a shared room or separated by unit (again for fire rescue)There was more, and this is specific to one municipality in Minnesota, but you get the drift. 

My second goal is to rescue this capsized ship and turn it right-side up as quickly as possible.

He even trains IRS agents, usually in the course of an audit when he's called in to rescue someone and has to teach the IRS agents the CORRECT way (as established by the courts) to interpret the tax code.

Many doing sub 2's do it as foreclosure rescue as it appears to be the case here.

Also, casting the realtor as the villain who sold them the house that you later had to rescue them from.There are so many variables that go into the prices going up/down.

Now thats based on about 150 homes I rescued in the portland market over the years.. the owners just fall back into the same bad habits and you have to pay to foreclose all over again and your yields will be affected accordingly..
