You compromised your lendability by taking write-offs to show you didn't make much so in a bank's eyes, you didn't make much.Any alternatives that are come here (sub to, seller finance) aren't realistic for a regular home buyer.

If it was an accident-storm, crack in foundation, etc, I would do the regular checks and rent to them provided you are fine with the pets.

The SS number, driver's license, birth date, and address are all good for checking their credit, and their account information reflects their ability to make regular rent payments.Also get information for their social network accounts.
