And invest in an area that's growing, the land is valuable, the cost to rebuild is 20%+/- the purchase price, you have the ability to weather the asset's volatility for a decade plus and trust the process.

I also find it humerous that these same buyers that whine about RE brokerage fee's will think nothing of a wholesaler who has no ability to close and is just looking for an assignment fee and they will tac on FAR more than a 6% fee.. and buyers think they get some sort of deal because its off market.. when in fact its on market wholesalers advertise like mad to sell their contract positions and talk about fake news how about fake values and rehab amounts.

I do believe that, because of technology (on line deed information and ability to filter such) and higher interest rates, we will see more acceleration of loans due to due on sale violations than in the past.  

By listing and renting on the OTA’s like AirBnb and VRBO you never lose the ability to occupy the property because they are not facilitation a legal lease agreement.  

If for example, a more well capitalized or cash buyer (with the ability to compensate their buyer representative directly) can theoretically submit a lower gross sales price while still yielding the seller greater net proceeds.

I never heard of them and I don't know them so nothing I say here is a direct reflection of their ability to get you to be successful.What I can say is that I understand what it takes to be successful as an investor.

Directly owned investments (including private lending and directly owned rentals) are great because they give you maximum control and the ability to tweak them exactly how you want.
