I am a GC evaluating building 3 unit row homes on city owned lots.  Cost to build: $280-$300K, 10 year tax abatement from city.  Has anyone done this?  How did you finance?

The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door. 

Also, how many properties and doors do you manage?

Maybe sell the mountain houses and keep the other two that way you are keeping your foot in the door with appreciation but getting rid of the hassle of the mountain houses. 

Go back to your mansion with your 7-car garage and focus on your biz.
