I would have to do the works, few loads of dirt to bring property higher than road, septic tank,  survey for city,  trailer pad with 2 parking spots.. ( probably asphalt)..I do not have any other structures near me except 2 structures across the street. 1 was a trailer that was made into a house(looks nice) the other is a mobile home.

Since you're unfamiliar with the process, it's safe to assume you're not familiar with contracts, contract law, surveys, title, valuation, etc., so you may find it difficult to secure an assignee if the contract is poorly drafted or your ask price is way off.1.

I would say, on very rough pricing from them, you are looking at rough estimate of $10k - $15k for ESA (Phase I environmental site assessment), PCA and Zoning and ALTA survey reports.
