I would have to do the works, few loads of dirt to bring property higher than road, septic tank, survey for city, trailer pad with 2 parking spots.. ( probably asphalt)..I do not have any other structures near me except 2 structures across the street. 1 was a trailer that was made into a house(looks nice) the other is a mobile home.

For example is is a Zillow listing data scrub or from the apartment owner surveys, etc.I love the report, but it would be helpful for me if there was a way to get more granularity.

I would say, on very rough pricing from them, you are looking at rough estimate of $10k - $15k for ESA (Phase I environmental site assessment), PCA and Zoning and ALTA survey reports.
