The area seems it may be on the cheaper side of the close surrounding areas while at the same time holding the potential of having good cash flow.

When you say smaller towns and communities do you specifically mean Lafayette,or surrounding areas as well? 

It is just 1.5 miles from downtown Indianapolis and surrounded by $800,000 single-family homes.

The op is of Seattle, and every little surrounding city has adopted their own set of rental laws(many following and based on Seattle, Portland, Tacoma, etc.  

From there, you can do more due diligence by talking with surrounding mobile home dealerships and park managers or owners to get an idea of the market values of these homes which depends on factors such as size, age, location, fix-up work, etc.

Brother, Seattle and the surrounding area are practically radioactive wasteland....

For me a quick guide,  is I look at school rankings, easily found on Zillow if you type in a home address and what's surrounding the area as far as types of businesses. 

I was searching outside of phoenix around Casa Grande, Apache Junction and San Tan Valley nd surrounding cities.Thanks
