So yes, you can fix and flip, or hold as a rental, or whatever.

So, your focus may need to pivot from high rental cash flow to little to no cash flow as a rental with an appreciation upside.I would recommend taking your $150K to $200K and securing a solid equity position in something that will cover its expenses and maybe provide a small cash flow, but then is poised to appreciate nicely over the course of the next several years. 

The rental market has slowed in recent months but expected in winter.

It hurts the tenants ability to find another rental, nobody wins, and it takes forever costing you money. 

I am also willing to work for a more experienced investor or property management company in any capacity, be that market research, deal sourcing, property management assistance, rental optimization, or anything else needed.

Research local rental demand, especially from military and university tenants, and consider balancing your portfolio with single-family and multi-family homes.

Hello all,Has anyone sold a short term rental owned over a year  as a non real estate professional that qualified as short term capital gains tax deductions with expenses and depreciation?

Seeing a lot of new construction rental buildings hitting the market in Bronzeville and the west side, seems to be CMU brick around the sides. 

In Indianapolis C to B class neighborhoods I have rarely seen insulation upgraded on rentals especially doubles that have never been owner-occupied.  4th air gaps,  poorly fitting windows, and doors can be easily corrected with proper caulk and weatherstripping (usually).
