Is there some sort of collection service where I give them all the information, they go after the tenants and just give me a cut of whatever they collect?

I would first advise the client to look into the foundation of the structure and then understand that the shared walls are not meant to be exposed.if the property passes the location test, then i would move to structural test, then to water mitigation test.It is likely tho that there will need to be some sort of reinforcing done on the structure regardless of its current condition.

The education has helped me as much as anything and helped me stay motivated.

Look into a skip tracing company without a long-term, high-priced monthly commitment, and flexible pricing that returns, landline numbers, wireless numbers, and emails, all sorted and identified.

(Sometimes larger jobs do require deposits, but we are working with companies we have used many times in the past or have some sort of draw schedule as work is completed). 

Shouldn't the values placed on properties be objective regardless of motive to cover budget?

They have a learn as you go mentality as far as training goes so I feel you need to be a bit more self-motivated starting out as opposed to if you worked for a more well-known brokerage with a more formal training program.

Right now though its just so hard.If anyone has been where I am now with just being fed up with it all and you can let me know how you handled it-- or if you have any sort of perspective you can offer I would really love to hear it. 

Reserve requirements vary greatly from lender to lender but you have to acceptable reserves of some sort as well.Lastly, keep in mind, many lenders will not consider managing properties where you are not on title as experience.
