My competition are all the New Homes and the ones that were gutted to install new windows, doors, cabinets, marble counters, sheet rock, etc.

But when it comes to how I react to when a loved one dies (or a girlfriend breaks up with me) I am about as sharp as a marble so I know I NEED to have this investment taken care of before I come  completely unglued and fall into a million pieces.

Is there a iron clad case study/statue regarding this matter?

I would like them to vacate because they are breaking some ordinances (too many people in the house, too many dogs)-I'm not interested in trying to get them to abide by the ordinances vs just getting fresh tenants in. anyways with all of this COVID stuff going on does anyone know if I can serve them a notice to vacate the property within colorado statue limits or is there a complete moratorium in place?

I just represented a client in the purchase of two townhouses in Marble Falls, TX (Austin suburb in Bastrop County (where both Elon Musk corporations the Boring Company and SpaceX are located and bringing tons of new jobs).  

I am not a wholesaler and don't understand all the ramifications of this law but it appears to significantly restrict wholesaler's trying to sell a contract.Thank you for helpful feedback , I have been doing my research and wholesaling is definitely legal in Kentucky , but theirs still some fines that could be made under Statue 324.990. but for the most part it is legal. 

I have been trading up Brooklyn Condos for over 20 years and finally bought the dream apartment a few years ago, 3 bed/3bath, outdoor spaces, parking space, statue of liberty views, etc., and to be honest I wish I would have used the funds to buy a multi family instead.
