Purchase price: $95,000
Cash invested: $95,000
Sale price: $215,000

Built 1982 2 bed/1 bath block home (ROOF 2023) (A/C 2023) (Brand New Garage Door 2023) Paint int/ext. Kitchen RETRO Unique Appliances in Tiffany Teal Blue, live edge countertops shaker cabinets on bottom open concept wood shelving. ISLAND on wheels with same Butcherblock countertop chalkboard wall of dining area. bathroom, black marble showerstep black-rock shower floor, white subway tile floor to ceiling paned glass shower. Int/Ext doors including rear entry french doors, 8 x 8 shed

What made you interested in investing in this type of deal?

Our first deal was affordable. A bit less scary to dive into.

How did you find this deal and how did you negotiate it?

We found this through a wholesaler and we negotiated.

How did you finance this deal?

Financed with Hard Money, Rehab ended up with our own money. Not by choice. Ran into a glitch.

How did you add value to the deal?

Added value with upgrading the home only and cleaning it up.

What was the outcome?

Best home in the subdivision. Appraisal was 215k. We listed for 225k. Sold at appraised value.

Hire the right contract. and have a contract with your contractor.
