Would love to join, if my offer is accepted I will suddenly have 2 STRs because I spent the last year converting and living in a 35 ft school bus that I plan to list as a unique STR, while I house hack the new property(The property I put an offer on has an established AirBnB). 

I established a  mgt entity for leases, deposits, income, expenses, but never held any of my dozens of residential rentals in LLCs over my 21 year run.It's just tougher to get good mortgages and insurance. 

Some are in established neighborhoods.

You don't need to establish business credit ahead of time for the A-paper great commercial mortgages, we do them all the time without any established credit.So you wind up, fast forward a couple years, with a bunch of different LLCs that you share ownership of with different people. 

Once you have an established budget/pre-approval, you can rule out specific markets based on price points. 

Your time is most effectively utilized in business development and establishing additional marketing channels.

We have the opportunity to purchase a beautiful, well established STR in an up and coming market.

We've spoken several times with an attorney who specializes in this area of law, and he's assured us that our flat-fee investment club model is well established in the law and that we're not selling securities.

Outside of potential lenders, I could also see it being used with potential partners and possibly sellers to establish credibility. 

Be very careful of these fake on line lenders.. its a huge scam these days.. while 100% exists in the market place its only for well established long term repeat clients.
