I visited my first hoarder house today that reeked of rodents, mold, and fumigation residue.

Actually it not so difficult if you visit the place often and its a beloved place:)

It can be a real balancing act.If you go the full MTR, reach out to the school and make sure they know you have a nice place for visiting professors, doctors, nurses etc who are there for an extended stay. 20k is a decent sized school so you might be able to fill up just on that.

Many of the deals I've seen with problems are when the GP group was not local or wasn't really familiar with the local market.Ask about capital calls and distributions on their current deals.I have not always practiced this, but I think I will on future deals....no excuse you can't go visit the property before you buy in.
