I received an absurdly high quote to turn my rental, and wanted to get everyone’s opinion on the cost range something like this falls in:-Needs some LVP put down where some of the boards are coming up (probably 1 room worth of materials)-Needs touch up paint in 4 rooms (average bedroom size)-paint 2 of the kitchen cabinets -clean bathtub (as well as general house clean)-fix minor nail holes in wall

If a sale is urgent, consider minor repairs and maintenance to the outside of your house such as touch-up painting, window washing, and fixing anything broken.

Presumably, you have a touchup paint so you could just send a handyman through (wouldn't be too expensive.)

Month 1 drawings/awaiting permit to be issuedMonths 2-4 - rehab (90 days for 120k in work), make sure to account for inspections Month 5 1 week touch-up, photos and then listMonth 6 under contract(assumes it takes 30 days to go under contract from original list) and then buyer needs 45 days to close which brings you to middle of month 7.Each project is different and you can shave a few weeks here and there but that's a pretty realistic timeline.
