How much should this property cost to turn?
I received an absurdly high quote to turn my rental, and wanted to get everyone’s opinion on the cost range something like this falls in:
-Needs some LVP put down where some of the boards are coming up (probably 1 room worth of materials)
-Needs touch up paint in 4 rooms (average bedroom size)
-paint 2 of the kitchen cabinets
-clean bathtub (as well as general house clean)
-fix minor nail holes in wall

One room of LVP flooring - Assume 150 sq ft, the LVP and install could easily run $3/ft + misc materials. That's $1K.
Touch up paint in 4 rooms (average bedroom size) - Most painters don't want to do touch-up work as it never looks right and people complain. An "average bedroom" is at least 10x10, so that's 250-350 sq ft of walls. Painters seem to be in the $2-$3 sq ft area, so middle estimate is $3K.
Paint 2 of the kitchen cabinets - Repaint them over the current paint or have to sand and repaint? Just the outer doors or all around including the inside/shelves? They could easily be $500 each.
Clean bathtub (as well as general house clean) - I generally have to pay more for a house cleaning on turnover as there is so much more space for them to clean and the entire unit has to be done at once. If this is a 4 bedroom house, it could easily be $400.
Fix minor nail holes in wall - So patch, sand, and paint likely over a few days. Depending on how many holes and how many walls they are spread out over, this could easily be $300/wall including paint.
