The rule of thumb is to always tale the seller financing.

First of all, I'm not a rookie, but I behaved like one, and I write this post as more of a cautionary tale rather than an attempt to seek advice. 

Send out mail, call brokers, bandit signs, cold call owners, door knock, wholesalers in the area, ask anyone you know if they know someone they need to sell, utilize Facebook and Instagram. 

I think this type of site is nice for ideas and to hear tales of how others do it.. but many times people need interaction with others to really get the deals going.As well as and I think this is the main point...

There's many a contractor that was hit very hard when the market crashed, and just surviving to tell the tale was a success. 

Apart from adding great contents and keeping them fresh, you have to put some efforts on Social media now a days - FB, Twitter, Instagram, YouTube etc.All these SM properties should engage your audience in a personal way and direct them to comeback to your site - there by increasing traffic and leads.Also, try FB ads!

Your story can become one of tales from the crept or how you made one million dollars doing fix and flips. 

As far as wholesaling goes, I have listened to the gurus, purchased an LLC for my company, Nobility Real Estate Investments, got the website (www.nobilityrealestate.com), business cards, instagram page the whole 9.

However, you should also utilize websites like Twitter, LinkedIn, Instagram, and Pinterest.
