I would advise you to close on your home 2-4 weeks before you have to move in, allowing time to complete any repairs, paint, decorate and move in with little/no stress. 2-4 MF units in good areas that are affordable in the PHX market are difficult to come by.

A few days later, we found out that his fiance had listed all of my furniture for the apartment on FB Marketplace and the police told me that I couldn't do anything about it until they left and we found out that the items were actually missing (I can see through the window that the tv and all decorations are missing).

The tenants I've met were really jaded - they didn't expect to see a deposit returned, they expected to get nailed for junk fees, and they didn't shop by floor plan or decor.
