Investment Info:

Single-family residence buy & hold investment in Pueblo.

Purchase price: $113,000
Cash invested: $113,000
Sale price: $130,000

Buy and hold which turned into selling to the renter and holding the note. Note returns are not amazing, but good steady cash flow.

What made you interested in investing in this type of deal?

Desire to establish reliable cash flow stream.

How did you find this deal and how did you negotiate it?

Looking on MLS without a rentor. Accidentally stumbled onto a realtor who was showing the home to someone else and he turned out to be a great realtor and resource for owing rentals in Pueblo, CO.

How did you add value to the deal?

Cosmetic rehab. Tore out the 1960-70's decor and made it look much more modern. Redo of landscaping. Removed many overgrown shrubs, repainted, installed new windows and turned it into a nice little rental.

What was the outcome?

Decent cash flow and appreciation.
