Create sense of urgency over phone/email.

I encouraged all of them to come to our Wednesday showing to create urgency.

There is a bit of urgency here too as a) he is retired living off a fixed income and b) several of his investments have liquidated outside his control leaving him with a lump sum of uninvested money.He wants nothing to do with managing, operating or running the property and doesn't want to own any property in his own name, or indeed even in his own (hypothetical) LLC.

I have found more on Zillow, Trulia, and Realtor.com but she has no sense of urgency.

I said I had a check in hand just to create urgency in the matter.  

RE is about urgency.. its about buying temp.. lackadaisical  attitudes don't do well. 

The more years you have remaining on the loan, the more urgency you should feel to unload that monthly drain on your bank account.

I just suggested to a seller today to list w a realtor because his house is too nice for the price I can pay as an investor and his urgency to sell quickly is minimal.If you're an investor and you're paying retail for properties because it makes you feel better- go for it.
