Huge red flags everywhere....My wife and I have credit freezes and it take us about 5 minutes for each company to unlock them.

I don’t have “normal” working hours for my W2, so overlocking/unlocking, meeting people, etc. is easy for me to do.I do sometimes get a bit “over” having my phone ring incessantly, but I then remind myself that not many businesses give me the amount of cash flow these do with the relatively small amount of time and effort I put into them!

What I’m exploring is how to fund the new properties ie 1031-ing or doing a cash out refi to unlock the equity.

We're waiting on ~$250k of equity to unlock, and it's driving me nuts because, like you, there's stuff I want to buy!

You could replace the front door lock with a keyless smart lock so each tenant has their own unique code they punch in on the digital keypad to unlock.

Got it - to sum up, you have a nice chunk of equity in your primary residence, and you'd like to unlock some of that to purchase other properties.
