Need an advice ab a prospective tenant
hi guys,
I showed my rental house in an upscale neighborhood, and this lady comes (looks +behaves good, fits the neighborhood), she comes with a realtor, who I communicated with in the past ab her... She wants a 1 year lease and willing to prepay cash for one year. Comes with her daughter, apparently her daughter graduated with my son (I used to live in that house and my son did confirm her daughter went to the same High School, even though my son personally does not know her daughter but he has seen the daughter and her friends in school)
She has a credit freeze on her profile so my background check company cant finish the credit and the background check until the identity theft flag is removed from the tenants profile with Experian.
The prospective tenant says she tried to remove it but cant.
She showed me a screen shot from Aura showing her credit is 673.. Ive never heard of Aura, is it a trustable resource?
I would love to rent to this tenant, especially because she will prepay for one year ahead, but worried that I cant do the background nor credit check. At the same time, her daughter went into the same school as my son and its not like its a completely unknown person.
What would you do? Would you take her?
P.S. she got an inheritance and can afford to buy but waiting for the market to drop more in price

I would definitely want a background check on any adult moving in to ensure there are no serious charges on their records (looks can be deceiving!), but if someone will pre-pay a full year's rent, give me a a deposit, and get renter's insurance with me as an additionally insured I'm not concerned with credit score and income.
Towards the end of the lease I'd have them reapply. If they want to pre-pay another year I'd extend the lease, but if not I'd want to see their current income and credit score.
