Next you should at this juncture be focusing on big picture things like paying off any high-interest debt, credit cards, student loans, saving for a down payment eventual home purchase and focus on your family. 

I'm looking to get a loan for my first non-owner occupied rental property but my current lender is telling me my debt to income ratio is too high due to my student loans and mortgage.

I haven't been a college student for some time now so maybe times have changed.

In addition, it would seem that you would lose the stepped up basis at death if you are on the title.I suggest you consult a CA profession tax consultant and possibly a CA probate lawyer.  

I know it would make the most sense to have them pay but I am targeting college students.
