Think of it this way:Snag a house in the hottest market in the country --> pain to finance (HML or otherwise) ---> can't/barely afford payments ---> try to hurry the fix n' flip process ---> make rookie mistakes under pressure ---> waste time, money and resources.Either your mentor is ripping you off OR you did not understand his system by asking the right questions.

You can have a plumber do an air pressure test.You could also budget for plumbing repairs and work that into your contract price.Or you could just wing it!

This puts pressure on lower market rent properties where they are full to keep raising rents because of demand where top market rent places are keeping rents flat or reducing rents to try and keep occupancy levels up and vacancy down.There are some markets where rents keep going up as demand outpaces supply but those are few and far between.

I'm still concerned, as a "verbal confirmation" certainly doesn't prevent things from changing, but we're hoping that if we move the closing process along swiftly that will put pressure on the sellers' end to move these people out ASAP.

Put pressure on them to actively search for a tenant and let them know you will be terminating their contract if they do not find someone else fast.
