Help me analyze this deal

This is would be my very first transaction and I would greatly appreciate input/feedback. I have to review my numbers as far as rent and my offer but would love and appreciate any experienced feedback as to whether this is a deal worth pursuing. I've missed out on quite a few investment opportunities. There's an O.H. this weekend and feel a tad bit of pressure as to making an offer. My husband and I both saw great potential but again would love and appreciate experienced feedback.
