*no pun intended* Or that some of the SFHs they walk by every day on their way to work are owned by some unassuming investor who is living off the passive income from such SFHs in the area.  

We have a great location, clean/updated interior, modern look (went with more modern look and less toward the typical STR beach house with over the top beach puns/decor). 

I also read “ I will teach you to be rich” by Ramit Sethi which is a wealth of financial advice (no pun intended, haha)As far as non-money things, continue to educate yourself and network.

I think Account Closed's solution has a lot of merit (no pun intended - I bet you get that a lot - sorry), but I wonder if it's jumping the gun by a month.

I can certainly see that in the event property values crash, having cash on hand will be handy (pun intended) to acquire more properties.

@Casey Crotty I believe the last extension of the governor’s eviction moratorium specifically allowed evictions for cases where the tenant is committing waste (harming the dwelling, no pun).
