Create an interesting walkway with spme type of pavers, not just concrete.Unless it's in horrible shape, leave the existing siding, and paint it in a bright color (it works wonders on a tiny house), and an appropriate entry door in a contrasting but complementary darker color.

Then show to the broker and see what they think and the broker will fill out a CA if needed for an OM.Those brokerages tend to push listing to make up for their cheap fees and with multiple agents on a team giving 50% to the brokerage they are selling whatever stuff they can to whomever will buy it whether it is a horrible deal or not.If you are a professional buyer and have bought tens or hundreds of properties in a specific asset class then you know what to look for.

Unfortunately that means if somebody is a murderer, rapist, or convicted of other horrible crimes more than 7 years ago, you can't deny them for that reason.

The house could be horrible, and you could have tremendous upside if you go in and renovate, or wholesale to a flipper, but if the seller doesn't care about moving or doesnt have a "problem" that needs solving, it is unlikely you will get an accepted offer.
