Partial rent to "compensate" for the sewer issue is not an optionThat's your angle...As soon as threats of lawsuits fly, then hire a lawyer and let them do their job...no more contact with them except through the lawyer.You aren't going to WIN this situation...best you can do it stem the $$ damage and move on...fix it and sell it off..... lesson learned

Always make note of the all the cool stuff when you see properties as often you can get a lot of great stuff included and make the deal fly too!

It all depends on the situation, and I would definitely have the mom on the lease as a co signer with a full security deposit if that flies in your area. 

I know I can fly to Jacksonville but would like to avoid this if possible.
