Where we expected to gross between $30-40k, we are grossing $60k and generating around $2000 per month in cash flow.

The allure of fat cash flow (at least on paper) and the low barrier of entry (down payment) never stop attracting new investors. 

So the idea of doing this all from afar is a bit daunting, however, I know the most important thing here will be to create a great team and outsource as much as possible.I have set my sights on a couple of different markets being in the Southeast and the Midwest; these markets seem to provide the cash flow I am initially interested in generating to value add to the properties I purchase.

Cash flow is not great since properties are priced accordingly though.  

I often hear, "Oh, I didn’t know" or "Oh, I forgot about that," followed by reluctance to go through the effort of gathering the necessary documentation.

You'll have to look at the income and expenses to predict whether your cash flow will improve.

It will mean LEGAL immigrants will be allowed to flow through and in again.

For southern states, you might want to look at smaller markets in Alabama, Mississippi, or parts of Tennessee and Arkansas where properties are still affordable and cash flow potential exists.
