In terms of location, do you think I might be better off looking for a home in Montgomery or PG County or somewhere in NOVA?

I'm not aware of any singularly focused STR groups in the NOVA Area. 

Which county or city in NoVA or DMV is easiest to do AirBnb in?

I haven't heard/come across anyone who has successfully done so in NoVa, though not impossible.

Give them the happy clause to break the lease without penalty and move out by the end of Nov as they clearly are not happy there.
