I don;t pick up the phone, call a list agent and ask for their pocket listings.I call one of tehir listings to inquire about the property in question (not because I am particularly interetsed in that specific property) but because it starts the dialogue.

Just wanted to add that there is no need to be nervous about opening dialogue.

When they ask, we will have an open dialogue with them about the pros and cons of such, afterwards they will come to their own conclusion that it is too risky and costly.

For the mentions, after you type the '@' sign wait a second & a box with all the anames should pop up at the bottom of your dialogue box.

While they still have speakers, you can usually create a dialogue with the speaker about the topic and get a little more detailed.
