Hope to find a good agent who can work for long term and knows what he/she is doing and will devote time and make it happen.

Perhaps if this was my full time job and could devote my time and energy into the remodels, I would do it, but it is not worth the risk to me at this stage in the game.Just keep looking and be patient, the right deal and situation for you will come. 

Looking back I wish I had worked less hours and devoted more time to this, had I I'm sure I would be in a much better place now.  

There is much you do not offer such as how your existing properties are doing, why you are trying to get them in shape (to sell, raise rents, etc), how much time you have to devote to this.  

Real estate has always been intriguing to me, which has always eaten me up a bit, not being able to devote more time to learning strategies, being more involved in the market, and ultimately investing.

Disclaimer: I sell investment property to out of state investors.Some people live in an expensive market and want to devote little time to investing.

There are entire books and courses devoted to doing due diligence on buying a tax lien for possible foreclosure.
