Stay away from personal relationship stuff and concentrate on the business relationship with them.

Concentrate on making the money work the hardest for you, and it will work itself out.

I think you’re concentrating on the square footage of your living space rather than thelifestyle you want to obtain.

In the market I'm concentrating on to get started out, $100,000 would buy a house, fix it, and sell or refinance it (BRRRR), but that would be one deal at a time, and completely as a cash buyer.

Bigger companies may implement larger work from home initiatives but the employees living in the City are more concentrated within small businesses than they are within conglomerates.These employees and business owners may move within an hour radius or so for better quality of life, but at the end of the day, their high paying jobs/businesses will largely dictate the need to be in more frequently.

I concentrate on the IRR and NOI of the property from a longer point of view.  

My advice to a new wholesaler is to concentrate on finding deals and JV your first 3 or 4 deals with an established local wholesaler.
