Thanks for the welcoming comments.I have been watching the webinars and listening to the pod cast, getting info. and tips from BP are very helpful and inspiring.

I became inspired to do REI shortly before leaving the states but now I am about 6 months away from where I want to begin my investing.What can I do to build myself as an REI even from afar (besides just study and research, I have been doing plenty of that I can assure you!) 

Won't turn on electric for inspiration.  

I have found the podcasts to be super informative, and also inspiring.

A couple of the podcast guests that have really inspired me so far are Arthur Garcia and Mehran Kamari.My interests are training Brazilian jiu jitsu, traveling, basketball, MMA, health and fitness; The Joe Rogan Experience, The Fighter and the Kid, and BiggerPockets podcasts!

We take better care on A, We replaced window and roof and full occupied and better tenants.  

If you use OPM (ie get a mortgage) your C/C will be the highest, whereas if you buy all cash, you drive the C/C to it's lowest.At this moment, my MFU is running at a GSI is 68.4k, NOI 49.6k and C/C is 26.4% while the dumb CR is 6.93% - - awe gee, maybe I made a bad deal?
