BP has done such a great job of promoting SFR investing to the masses, that those masses have pushed up real estate prices to where it's now DIFFICULT to cashflow right away.Keep going, but understand you won't get rich in real estate overnight - it's a long-term wealth building strategy.For the short-term, recommend joining a few in-person investor meetings if possible, otherwise online ones.

Yep, gotta have a great PM that will not only handle the management, but coordinate renovations, turnovers, aquisitions.Go meet them, look at a few of the properties they manage, ask about their systems, processes, etc.

I hadn't read the Baltimore story before...wow.Hi Sathiya, some thoughts: - attend in person meet ups in the Boston area to talk to other investors who buy locally and out of state to get their feedback and maybe consider looking within a 2 to 3 hour drive. - cash flow is difficult now with long term rentals even if you pick markets that have lower purchase prices than Boston.
