    Welcome! 

    I'd start with filling out your profile here a bit more- we can't tell what market you are in. 

    Wherever you are, there will be REI meetups and you should start networking there. I'd suggest not paying anyone for mentorship. Typically people charging for that service are doing it because they need the money...if you catch my drift.

    People in your market who are doing well want to network with new, hungry people and lift them up. 

    You could also check what Realtors in your market are preferred agents here on BP- they should have at least a little experience with investing and a network built up.
